Our bedrooms are furnished with cozy beds, soft linens, and ample storage space for your belongings. We have a total of 5 mattresses at this property. 2 Kings, 2 fulls, and the living room couch has a pull out full size bed with linens/pillows located in the couch storage compartment as well. Bathrooms: Our 2 bathrooms are designed with your comfort in mind. You'll find we provide fresh towels, toiletries, and a clean, well-maintained environment. Living Areas: The heart of our home is the inviting living room and front room, where you can relax and unwind after a day of exploring. Sink into the comfortable sofas and enjoy entertainment options like streaming your favorite tv services through Roku, or gaming on our classing arcade game system. Kitchen: Our fully equipped kitchen is at your disposal, whether you're whipping up a quick breakfast or preparing a gourmet meal. You'll find all the necessary appliances, including a refrigerator, stove, oven, microwave, and coffee maker. We've stocked the cabinets with essential cooking items and utensils. Dining Area: Adjacent to the kitchen is a charming dining area where you can enjoy your meals. Gather around the dining table or breakfast bar and savor your culinary creations. Outdoor Space: Step outside and experience our patio, a perfect spot for enjoying your morning coffee or a glass of wine in the evening. The outdoor area is equipped with comfortable seating, a barbecue grill, fire pit, and cafe lighting for your enjoyment. TV's and Streaming: This is a BYOL (Bring your own login) space. Each of our TV's will have a Roku stick giving you access to login to any of your favorite streaming platforms. Anything you log into will be automatically logged out of by ROKU after your stay for your convenience. TV's are located in the front room, living room, and master bedroom.

House Rules

All furniture, furnishings, appliances, cooking and serving utensils, and other personal Property of Owner shall be left in good order and repair by Guest. If Guest fails to leave such property in good order and repair, Owner may make repairs and charge guest the cost of repair. Guest must not alter, change, or add to the Property without permission from Owner. Owner has the right, at reasonable times, to enter the Property to examine, make repairs, or show the Property to potential guests. Owner shall not be responsible for the loss of or damage to property or injury to persons, occurring in or about the Property, by reason of any existing or future condition, defect, matter, or thing in the Property or for the acts, omissions, or negligence of other persons or Guest in and about the Property. Guest agrees to indemnify and hold Owner harmless from all claims and liability for losses of or damages to property or injuries to persons occurring in or about the Property. Guest agrees to keep the Property and all parts of the Property in a clean and sanitary condition and free from trash, inflammable material, and other objectionable matter. Guest shall quit and surrender the Property at the end of the term in as good, clean condition as the reasonable use of the Property will permit. Any dispute under this Agreement shall be required to be resolved by binding arbitration of the parties hereto. If the parties cannot agree on an arbitrator, each party shall select one arbitrator and both arbitrators shall then select a third. The third arbitrator so selected shall arbitrate said dispute. The arbitration shall be governed by the rules of the American Arbitration Association then in force and effect. Guest may not sublet all or any part of the Property or assign this Agreement or permit other persons to use the Property without prior written notification and agreement of Owner. If Guest breaches any provision of this Agreement and fails to correct the default within one day of notice from Owner, Owner has the right to immediately terminate this Agreement, and Guest must leave the Property within 24 hours. In such event, Guest shall continue to be responsible for all damages and losses, security deposit, and rent. Minimum age of 25 years old required to reserve the use of this property with photo verification of drivers license. Rental Rules. Guest agrees to abide by the Rental Rules attached below as Exhibit A at all times while at the Property. Exhibit A Rental Rules 1. Smoking is allowed outside only. 2. Only the Guest and his/her party may stay overnight in the Property. Any other person in the property is the sole responsibility of Guest. Guest is not allowed to exceed the occupancy limit agreed to above. 3. Owner is not responsible for any accidents, injuries or illness that occurs while on the Property. The Owner is not responsible for the loss of personal belongings or valuables of the Guest. It is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the Property or others whom they invite to use the Property. 4. Guest shall keep the Property and all furnishings in good order 5. Guest shall only use appliances for their intended uses 6. Pets are not allowed. $500 fee will be charged if pets have been in the dwelling. 7. Parking is limited to 5 vehicle(s). Vehicles are to be parked in property driveway only and not on property grass. Parking on the road is permitted subject to city public parking laws & regulations. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 8. There is no daily housekeeping service. 9. Guest shall maintain the Property clean and free of accumulations of garbage and rubbish at all times. Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the Property. No hazardous substances may be disposed of in the garbage containers, but must be disposed of as required by applicable health and safety regulations and codes. 10. Guest shall refrain, and ensure his/her guest and invitees refrain from any conduct which a reasonable person would deem likely to annoy or disturb other residents nearby. Owner does not provide insurance coverage to guests. Guest is solely responsible for securing such insurance, including insuring the personal property, as he/she deems prudent. 11. Guest shall not use barbecues, grills, or other outdoor cooking equipment indoors, or use them outdoors in such a way as to create a fire hazard or substantial risk of damage to the Property or common areas. 12. Guest shall notify Owner of any necessary repairs to the Property as soon after the discovery thereof as possible. Guest shall not make maintenance requests of maintenance personnel or workmen. Guest shall make no modifications or alterations to the Property without the prior written consent of Owner. 13. No food or drinks in the bedrooms or around arcade game. 14. Quiet hours are set from 10:01pm-6:59am and noise is limited to a level of 56 decibels per City of College Station regulations. 15. Exterior doors are to be kept locked when property is vacant and not in use. 16. Check in is at 4 pm and check out is at 10 am unless explicitly agreed otherwise. $50 fee will be charge per hour after check out time. Additional night for corresponding day will be charged if not checked out by 12pm. 17. Events or parties including but not limited to "Ring Dunks" are not allowed unless specifically agreed upon prior to check in. Events or parties that take place with no prior consent will be charged, but not limited to, a minimum fee of $500. *If reservation exceeds 29 days lease agreement will need to be signed between owner and guest requesting the reservation outside of Airbnb. We had a great weekend in College Station! Your home was in a great location for us to get to campus and also far enough away that we weren't caught in the "crazy" of game weekend. The home is very comfortable and the decor is precious. Everything was just as described. Our College age boys enjoyed visiting us and playing the "old" guys at the arcade table. We will definitely keep this one on the short list of options for when we are in town.
